Little Mod is a compact, high-performance urban infill project in Saint Paul’s West Seventh neighborhood. We managed the full construction of this two-unit, twelve-suite co-living development, navigating a challenging site with significant grade change and a cantilevered structure. The project required close coordination between structure, envelope, and mechanical systems to achieve a durable, all-electric building designed for net-zero energy performance.
Built using SIP construction, triple-pane windows, corrugated metal and fiber cement cladding, Little Mod was constructed to withstand Minnesota’s extreme climate while maintaining tight tolerances and long-term efficiency. The project also included on-site solar and EV charging infrastructure, adding another layer of coordination and technical execution.
Despite site constraints and the complexity of a high-performance envelope, the project was delivered through close collaboration with the design team and consultants. The result is a resilient, well-built housing project that demonstrates how thoughtful construction and clear communication can support ambitious sustainability goals while staying grounded in real-world buildability.
